WINNER - BEST SMALL REGIONAL MALL SOUTH AFRICA 2019

The main architectural feature of the Flamingo Shopping Centre in Modderfontein, Johannesburg is a concrete ribbon undulating across the façade. This was refined during the design development and construction phases, resulting in a unique and elegant design solution compared to that of conventional strip-mall architecture.

FLAMINGO SHOPPING CENTRE

Flamingo shopping centre is at the heart of the Modderfontein Junction.  A vibrant and upmarket community, set in the picturesque 5 acre heritage village of Modderfontein, on the banks of Flamingo Dam.

The centre itself offers a diverse mix of food, services and retail outlets which will ensure you can tick off your to-do list while enjoying a little browsing and grab a bite to eat with a view.  Flamingo Shopping Centre in combination with Modderfontein Junction is developed by Nevada Construction.

PHASE ONE

The initial development phase of the Flamingo Project was centred around the development of Shell Lakeside Service Station. In addition to the service station, Phase One included a larger urban planning strategy for Downtown Modderfontein. The various leisure, retail and entertainment zones were designated, along with all the various approvals from relevant authorities and and prepared for construction.

PHASE TWO

The second phase of this project saw Nevada break ground for the main retail centre. The development of this site in collaboration with Paragon Architects saw months of conceptualization come to life. This stage was the largest of the project spanning a full year.Alongside construction of the physical structure, our sales & property management teams were simultaneously signing tenants and arranging the various logistics for store fit-out and stocking in order to  conclude Phase 2 with doors open, to the local shopping community.

PHASE THREE

The 3rd phase of development included the rejuvenation of the surrounding areas. A new chapter in the rich history of Modderfontein emerged as a general local clean up took place.Following this clean-up Nevada proceeded with the enclosure and preservation of the local wetlands area and restructuring of these grounds to form a safe and secure local picnic and leisure park. The streets surrounding the development area were restored and enhanced with heritage lighting, ClearVu fencing, landscaping. Walkways, bridges and gates were all added for easier commute and safer passage for all passersby and community members. Finally designated public transport zones were added created to ensure the proper flow of traffic through the hub, making this zone a functional and efficient landmark between existing neighbourhoods.

PHASE FOUR

This stage of the development is ongoing. Not only does this phase include the day-to day managing and marketing of centre tenants, maintenance teams and patrons to the centre and surrounds it also includes the additional value add to the this bustling hub.An events venue was added to the park area on the East of the junction hosting both one-off events as well as annual and monthly events. This feature of the development has gained huge popularity, strengthened community support and has driven exposure as the events have attracted people from further afield.A second rooftop venue was added to the centre for smaller and/or private events, making the most the view of the surrounding wetlands and nature reserve. A third venue is now in progress to launch in the new future.
